Yes, residents have quick access to I-880 and are within driving distance of Oakland International Airport.

Yes, its location makes it ideal for commuters to travel between the East Bay, Peninsula, and Silicon Valley.

 

Leasing Policies

What lease terms are available?
Typical lease terms range from 12 to 15 months.

Is the community pet-friendly?
Yes, The Dutton Apartments is pet-friendly, with designated pet areas available for residents. Up to two pets are allowed, with pet rent starting at $50 per pet monthly. There is also a $500-$1,000 refundable pet deposit per pet upon move-in.

How many people can live in an apartment?
The HUD federal occupancy standard of a maximum of two people per bedroom plus one additional person for the apartment. Maximum occupancy per unit type is:

  • One Bedroom– no more than three (3) occupants in a one-bedroom
  • Two Bedroom– no more than five (5) occupants in a two-bedroom

What are the income requirements to qualify?
To qualify, the total gross income required is a minimum of 3 times the amount of the monthly rent.

How will my application be evaluated, and what are the possible decisions?
Each application will be processed through The Dutton’s approved credit screening company. Income, credit rating, and other statistical data are used to evaluate the application. Below are the possible decisions:

  • Approved: The application is approved at the base security deposit.
  • Approved with Conditions: The application is approved with special conditions based upon the screening results. Special conditions may consist of an increased security deposit. The CA increased security deposit is equivalent to one month's base rent.
  • Declined: The application is declined, and residency will not be considered.

What are the proof of income requirements?
Proof of income includes, but is not limited to, the following: paystubs (last 2 months), bank statements (last 3 months), prior year tax returns, I-20, other verifiable documentation (refer to the Terms and Conditions for details). All documents must be provided in PDF format.

What if I do not meet income or credit requirements?
Depending on income, credit history and current credit score, you may need a guarantor to help you qualify for an apartment.

Is renter's insurance required?
Yes, renter’s insurance is required with a minimum of $100,000, and residents can choose their provider.

Parking

Is parking available?
The Dutton provides one assigned covered space with each apartment home. Additional assigned uncovered spaces may be available to rent for $100 per month.

Is EV Charging available?
Yes, there are EV chargers on site at The Dutton. These chargers are first come, first serve and are charged per kilowatt.

Leasing office hours are Monday – Sunday from 9 am – 6 pm. On Tuesdays, we are open from 11 am – 6 pm.
